Start with the way you live

Think about your daily routines before thinking about square footage. Where do you gather? Do you work from home? Which spaces need privacy, and which should connect? A useful brief begins with your life, not a list of rooms.

Understand your land

Access, topography, soil conditions, utilities, and local requirements can all influence a build. If you already own land, bring any surveys or site information to your first conversation. If you are still looking, discuss a potential parcel with your builder before committing.

Plan for the whole investment

Your overall budget may include land, site work, construction, professional fees, and a contingency. Ask what is included in a proposal and what is not. A clear scope creates a stronger foundation for decisions.
